Australia’s property market continued its steady upward march in November putting 1% on the national average, according to latest figures by Cotality. 

But it was the main capitals of Sydney and Melbourne that lagged behind the pack at 0.5% with affordability constraints beginning to bite in the face of high prices and price to income ratios now hitting at record 8.2 times income. NSW Regions including Wollongong and the South Coast still performed strongly at 0.9% for the month.

Tim Lawless, head of research at Cotality, says that latest inflation figures put a dampener on further interest rate cuts. ““With inflation once again above the RBA’s target range and rates potentially on hold for the foreseeable future, it’s likely housing sentiment will suffer,” said Mr. Lawless.

“With housing affordability already stretched and worsening, it stands to reason that fewer borrowers will be able to access credit as serviceability barriers become more prominent.”

 

Dapto and Port Kembla outperform up 8.8% in the last 12 months

Latest research from Cotality has seen the area from Dapto to Port Kembla creep into the top 10 highest regional home value growth table with an 8.8% increase in the year to November and the median dwelling price now sitting at $905,482.

Bartlett and Co. Property principal Tim Bartlett says that Wollongong’s southern suburbs remain a strong proposition for families wanting to get their start on the property ladder.

“The secrets out. Those suburbs like Dapto represent tremendous value in terms of transport links, lifestyle, shopping, quality schools and the latest figures bear that out,” he said.

Bartlett says that strong market conditions in Wollongong and its surrounding suburbs over the last few months continue to reward vendors. Places like Cordeaux Heights, Figtree, Keiraville and central Wollongong continue to enjoy strong demand from buyers and that is stretching further south.

With HSC students busy choosing degrees, Keiraville, home to the world class University of Wollongong, is a great place to live and invest.
